I stayed in a 'Deluxe Garden Room'...plenty of garden, but certainly not deluxe. The images on the website are misrepresentative of the actual condition of the room which was dark and dingy, green mould on windows, bathroom with broken floor tiles, and dirt/mould in tile grout. Certainly NOT up to 4 star standard listed on Federal Villa's website. It is badly in need of refurbishment. A sign on the balcony doors advised not to open them in order to avoid allowing access to insects and larger unwelcome critters. Despite keeping all doors and windows closed, no amount of insect spray (that I purchased) could kill all the mosquitoes in the room, they just kept appearing.
The pools, eateries, reception and other shared amenities are some distance, via garden paths, perhaps 2 to 3 minute walk, at the adjacent, sister resort Holiday Villa. After 3 nights I was able to upgrade to a room in the Holiday Villa for the remainder of my stay, albeit at an additional cost. This room was fine, modern, light, bright, spacious and insect free. On the plus side, the resort is very well located on the beach front and the pool area is as pictured, though there is an extra charge to access the infinity pool.
