The room was spotless clean. The bed was comfortable and the AC was quiet. Because of a power loss that included the whole of Moab (the hotel had zero responsibility in the matter), we could only use it briefly.
No breakfast is offered.
The room was quite small, compared to the average American hotel standard. More European size.
The worst part was the noise (which is a pity vs everything else that is positive). The window offers zero noise insulation (and luckily we were at the last floor - but Moab is pick-truck and jeep/rock crawlers' heaven, so...), the room doors have no mechanism to close them slowly and are not noise insulating, so lot of slamming (also because guests are generally not courteous and don't close doors slowly...). The floor was creaking loudly. We could hear people talking in the room next to ours (and they were not shouting).
If you are a light sleeper, bring a noise machine, or find another accommodation.
The location is good, and allows to reach on foot many of the restaurants and shops in downtown Moab. The Arches park is just 5 mins drive away.
