Location is absolutely wonderful. Very central to everything we needed in our 2 night stay. The room is big enough for our family of 4, but not a lot of extra room. That was no problem, though, since they have a decent sized cafeteria, with all glasses, mugs, utensils, plates, wine bottle opener, etc that we could possibly need. There is only instant coffee provided there, but a large selection of tea. There are 2 additional bathrooms in the common area, which we used to brush teeth while one of us showered in the room. There is also a nice seating area with books in the common area. We were allowed to store our luggage there after checkout until time to head to train station. We felt very safe there. And while we heard street noises, the walls shared between our room and other rooms were soundproof. We would stay there again.
Note: You DO need to contact the hotel in advance to give an estimate arrival time. We found this is completely normal in Italy. You will also need to show passports for all guests. Also completely normal in Italy. The receptionist is there normally 8:00am-20:00pm, but she also cleans the rooms, so not always standing at the front. She is around though.
