The Villa itself is pretty and quite unique albeit very dated, but our room (Mimosa) was in the attick, accessed via a narrow and relatively steep staircase which proved difficult with suitcases. The room was large but very basic, and not at all comfortable and not the cleanest. The bathroom was relatively small given the generous size of the room, and narrow - small shower with good water pressure, but the sink had very little water pressure. No amenities in the bathroom, other than a wall mounted body wash dispenser in the shower. There is no front-desk per se, no bar (only refrigerator with over-priced drinks), and extremely limited food options that were pricy for what you get (we paid EUR 29 for two bowls of basic pasta for our kids). There are very limited food options in the immediate area, so figure on making a trip to either Lucca or Pisa for lunch/dinner. Breakfast was a non-event - it normally runs from 08:30am however we explained the need for a 7:30am departure as we needed to make an international flight. Basically no food options - they supplied a yogurt and coffee at 7:30am but that was it. We were left with the impression that the Villa is attended by only one or two staff, who are depended on for everything. Access to the property is via a narrow access road, which wasn't difficult to navigate but parking at the top is quite tight especially if you have a larger vehicle. Overall nice property with tremendous potential, but this was a poor experience for us
