Good location directly across from beach with food and shops nearby. Older property, small room and bathroom but clean and fine for a one night quick stay. It was nice that parking was included but be aware that it is a lot on a nearby street not attached to the hotel property so if you have a lot of luggage it is a chore to get it to your room. Also no elevator and all rooms were at least a couple of flights up.

The location is good, right on the Hampton Beach boardwalk. The room was clean enough and the parking was close by and included in the price of the room. The room was small, but adequate, and there was a small window with an ocean view. The pillows were uncomfortable and there was no closet to hang clothes.

The place is “dated” and could use some renovations, but overall it’s a great place to stay. We’ve stayed there numerous times now and will do it again.

The staff was very helpful and friendly. The room was clean and the bed so comfortable and the view from the balcony was amazing. We're already panning a return trip this year. Free parking was a huge bonus and being directly across the street from the beach and near everything.

Kind of disappointing. Pretty much a dumpy place, rooms are seriously in need of an upgrading. No amenities to speak of. No in room coffee makers nor was any coffee available in the lobby. King size bed with only 2 pillows. Hotel parking down the road in an overgrown, litter filled dirt lot. Considering I spent $677.00 for 2 nights in off season I expected much nicer accommodations.

Pleasently surprised. This little cozy place was more then I expected. Staff was nice, view was great, room was clean. Convenient to everything, even the neighboring rooms were respectful. No late night shanagins. The coffee shop down stairs was a big plus. Great coffee, muffins, opens at 6am. Really had a great stay.

We had a king room with balcony on the second floor. The location is perfect - right across from Hampton beach with an unobstructed view of the ocean. The building is old, but they keep it up pretty good.

The Balcony above the boardwalk is the best part of the room. We stayed here 2 years ago in the exact same room and saw no updates or repairs since our last stay. The toilet still runs and the sink valve still drip.

The only real selling point for this property is the location and the oceanfront balcony. There is no elevator, no pool, the rooms are small, the shower was the approximate size of a coffin and security is all but nonexistent …BUT you are just a few steps from the sand and the balcony view is amazing. If you are looking for upscale accommodations this definitely ain’t it but if you are looking for just a (hard) bed to sleep in it is very serviceable for that. I would stay again.

Lots of stairs and confusing layout. People with wheelchairs were not able to be on the ground floor, no elevator, not fully staffed. Parking was really hard to find and the front door was hidden.
