Clean and nice!

Easy to access, bustop right outside. It took 25 min to Edinburgh by bus. Our room (with private bathroom) was clean and nice. It was kind of thin walls though, we could all hear each other. We were only there for 3 nights, but we would recommend it!

Overpriced and underwhelming

Overpriced and underwhelming, small room had problems locking doors. No parking available on-site only 3 parks for 20 rooms and needed to park on street. Noise from other rooms consistently both next door and above us. Breakfast room was storage room for extra bedding and not inviting and their was no breakfast available.

It is charming in some ways but the service was minimal. Because it is fat from the center of town, the inn might take this into consideration in its breakfast options. Only dry cereal, and no bowls or spoons visible. No coffee, just instant powder in the room. Only black tea, no herbal alternative. Also, there was none in hand to greet guests or assist them. It has some lovely potential but could use an upgrade in hospitality.

As usual for Edinburg Guest houses, the value for money was rather poor. Pros: spacious room, good beds, everything was clean. Cons: no parking space as stated in the booking, no breakfast (!!!), the bathroom was designed for disabled people, so the sink was much to low; teeth brushing wasn't possible for "normal"people.

Modern room

Host friendly when we arrived. No parking - only had 3 cars on front. Could park our car for free across the road. Believe was a school car park. We entered the building from a side door to the new part of the building. On entrance was tea/coffee making facilities for all of the room (think 6 rooms?)Room new, modern and well decorated including bathroom. Room (20) not huge but adequate for 2 nights. Was at the front of the building so had to shut the window in the early hours because of traffic noise. Bus stop very close and easy to get into Edinburgh. I would book again.

I won’t stay there or recommend it to anyone. The noise from adjoining rooms, common area and outside was frustrating, The room was small and no room for cases The TV only had movie streaming, no tv channels There was not enough car parking for the rooms and relied on stack parking who’s is not functional

Great place to stay

Brand new rooms. Close to city center. Plenty of safe, free parking across the street at the school lot. Slight confusion with rooms at check in, but they figured it out. Rooms are small, but more than enough for a night or two. Shower was fantastic! There is a central older house, and the two wings with new rooms. There was construction going on, but not a big deal to us.

Bad experience

We were blinded by the photos on the Internet. The reality is completely different. For example, the rooms are small and don't even have a wardrobe. The breakfast room was completely different. Sparse, unloved. It had the charm of a storage room. See photos. We had a room on the street. The noise was very loud due to the busy street and the poorly insulated and old windows. There is no air conditioning... The accommodation seems like a detention center for travelers. You're completely on your own; you won't see anyone from the facility. If anything happens, you have a phone number. You had to take care of your own breakfast. There was instant coffee and tea, and ready-made porridge that you could make yourself. Even at an additional cost, no real breakfast was available The rooms are not made up. Upon request, a towel change was possible, but not on Weekends. On Monday the towels were changed. But our overflowing wastebasket was then simply ignored.

Quiet, comfortable, on bus line.

Nice, newly renovated room tucked away in the back of the property. Still some construction happening, so there was mud along the walkway to the back door, but the owner put down a plastic tarp to help some. The bath facilities were modern and worked well. The location was right on the bus line, so it was easy to get into the downtown area via bus. The parking was a bit tight, but we were to leave the car and take the bus downtown.

Aynetree Guest House Review

Hosts were very friendly and accessible. The section of the building where we stayed was newly built and clean. Work wasn't completely finished e.g. the walkway to the building wasn't finished and could be a potential hazard. They also need to change/update the photos on the Hotels.com site as they don't reflect the room we stayed in. The photos showed larger rooms and access to a dining area. The building may've had these facilities but was not where we stayed. However, the room we stayed was acceptable.

Overall, the guesthouse was in good condition and the room was good. Hot water was sporadic and toilet didn't always flush, but those issues seemed common throughout Scotland. Wifi was also spotty. Other guests could be heard through the walls. No response from the owners to several messages. Good point was that it was easy to catch buses to various locations.

We stayed in the family room, the toilet seat was broken and came off everytime we use the toilet, the toilet rail holder came off the wall when i tried to dry my hands and also the pole holding the shower head was loose an came down when trying to adjust the shower head height. Also upon arrive the property is obviously undergoing major renovations so the portaloo outside and the dug up front driveway were not expected and as we paid £210 for 1 night i would not recommend

Stay away from room 6

Cold, uninviting room that looked nothing like the ones shown on this page. Blue stains on the bathroom wall which no one had bothered to clean away apparently. Next to no water pressure in the sink. Creaky floorboards. Room situated next to the entrance of the guesthouse and you can hear everything from the other side of the door. View from the window in the corner of the room looked like it was facing a dump.

We stayed 5 nights in the Triple Room. Self-serve check-in. Given lockbox code to access building. PROS: (1) Bus stops close by. Multiple buses routes go to the city centre. (2) Grocery store 5 min walk. (3) The manager was friendly. We could contact him by phone, text or email. Note: We only saw him because he was helping another guest, who arrived late, with their luggage. CONS: (1) The photos of the Triple room are incorrect. There is no leather sofa in the room. Room is much smaller. The bathroom is tiny. (2) Repairs needed: No toilet paper holder. Light in the shower and wall lamp behind the single bed do not work. The label for the shower hot water switch is unreadable. (3) No consistent heat in the room. No thermostat. Heat was on for the first 3 nights but turned on at approx 8 pm and then turned off. The room was subsequently damp & cold. (4) The wardrobe contained ONLY 2 clothes hangers. (5) The single bed mattress is uncomfortable & has a dip in the centre. (6) Poor housekeeping services. There was no spare toilet paper roll and the shampoo gel dispenser was nearly empty. Even though our waste bin was brimming to the top with garbage, it was not emptied. (7) To use the kettle, you have put it on the floor to plug into the electrical outlet near the floor. (8) To use the hair dryer, you have to sit in a chair or lean over to use it because electrical outlet is near the floor. (9) No Mobile Key Entry and In-Room Safe amenities as advertised.
